Questions for Dave:
* Creative Deal Structuring
* Overview of developing Land
* When I find a deal, what documents or research does a typical private
money investor want to see up-front to shorten thier decision making
process ?
* After offering the opportunity to investors to join in my deals – how do I
take it a step further and approach them about being a sponsor in my deal
versus just an equity/debt partner?? I’m not sure how to explain what
being a sponsor entails in the event that they ask me to elaborate.
* Can a sponsor simply be an individual with high net worth, but not have
much experience related to real estate?
* Its my understanding that it is standard to give the sponsor the majority of
the equity, the upside/appreciation, and some of the company dollar as
well (although this is of course all negotiable) – is it also standard to not
collect an acquisition fee in this case?
* If a broker presents me with a deal that doesn’t work for me, but I know it
will work for another investor, then I would of course think about assigning
the deal for some quick cash.
* However, should I be concerned about relying on another party to close
the deal smoothly?
